What Airbnb Hosts Can and Can't Say About Booking Direct

Building a direct booking channel is smart business — but doing it wrong can get your Airbnb listing suspended. This guide breaks down exactly what Airbnb's off-platform booking policy says, what you can and can't do, and where the real enforcement lines are drawn.
What Does Airbnb's Official Policy Say?
Airbnb's Help Article 2799 governs off-platform booking behavior. The policy language is direct. Airbnb states:
> "To protect your payments and personal info, you should always use Airbnb to communicate and pay. Hosts should not ask guests to pay, communicate, or book outside of Airbnb."
The policy further specifies that hosts must not:
> "Ask a guest to book a stay or Experience outside of Airbnb to avoid paying service fees" or "Encourage a guest to use a service or make a purchase outside of Airbnb that's unrelated to a confirmed reservation."
Additionally, Airbnb prohibits hosts from:
> "Sharing contact information (email, phone number, social media handles, or links to other websites) in listing descriptions or messages, unless necessary for completing a confirmed reservation."
Specifically, this means:
1. You cannot ask or encourage guests to cancel an Airbnb reservation to rebook directly
2. You cannot include links or references to your booking website in your Airbnb listing description, profile, or photo captions
3. You cannot message guests through Airbnb's platform to suggest booking directly or share your website URL
4. You cannot offer financial incentives within Airbnb messaging to book off-platform
5. You cannot use Airbnb reviews to promote your direct booking website or include URLs
The policy is about protecting Airbnb's platform from being used as a lead generation tool. If you're using Airbnb's infrastructure (listing page, messaging, reviews) to redirect traffic, you're in violation.
What Are Hosts Explicitly Permitted to Do?
The same policy — and Airbnb's broader terms — make five things explicitly clear:
1. Have Your Own Website
You can absolutely have your own website with direct booking capability. Airbnb does not restrict hosts from operating independent businesses. Your website can display the same photos, descriptions, and pricing as your Airbnb listing.
2. Use Your Own Photography
Your property photos belong to you (unless Airbnb's photography team took them). You can use them anywhere — your website, social media, Google Vacation Rentals, print materials.
3. Contact Guests After the Stay
Once an Airbnb reservation is complete, the transaction is over. You can contact former guests through email addresses collected via your own systems (WiFi portals, check-in forms, guidebooks). This is the foundation of every repeat guest direct booking strategy.
4. List on Other Channels

WiFi captive portals, digital guidebooks, and online check-in forms are your property's systems, not Airbnb's. Collecting emails through these channels for future marketing is permitted.
What Are the Gray Areas?
Several common host practices fall into a gray area that Airbnb hasn't explicitly addressed:
Business Cards in the Cabin
Leaving a business card with your website URL in the property is technically off-platform communication. Most hosts do this without issue, but it's worth noting that if a disgruntled guest reported it, Airbnb could view it unfavorably. The safest approach: include your website on a general "house information" card alongside WiFi passwords, emergency contacts, and local recommendations.
Welcome Books with Your URL
Similar to business cards — a printed welcome book that includes "visit our website for future bookings" is standard practice for vacation rentals. Airbnb hasn't specifically prohibited printed materials in the property, but weaving it into a comprehensive guidebook (rather than making it a standalone advertisement) is the prudent approach.
Mentioning Your Website in Reviews
Never do this. Airbnb reviews are on-platform content, and including your website URL or direct booking mention in a host response is a clear violation.
Post-Stay Airbnb Messages
Using Airbnb's messaging system to send guests your direct booking link after checkout is risky. Even though the stay is over, you're using Airbnb's platform to solicit off-platform business. Use email instead — it's cleaner and more effective anyway.
What Is the Enforcement Reality?
Airbnb's enforcement of off-platform policies is largely complaint-driven:
- Automated detection: Airbnb scans listing descriptions and messages for URLs and off-platform language. Avoid putting your website URL in your listing description or Airbnb messages.
- Guest reports: If a guest reports you for soliciting off-platform booking, Airbnb investigates. This is the most common enforcement trigger.
- Account review: Repeat violations can result in listing suspension. First offenses typically result in a warning and content removal.
In practice, most enforcement happens when hosts are blatant — putting "book direct at mywebsite.com" in their listing description or messaging active guests with direct booking pitches. The Compliant Decision Flowchart
For any direct booking action, ask two questions:
Question 1: Am I on the Airbnb platform?
- If using Airbnb's listing, messaging, reviews, or any Airbnb interface → Do NOT mention direct booking, your website, or any off-platform incentive.
- If using your own systems (email, website, WiFi, printed materials in the property) → Proceed to Question 2.
Question 2: Is there an active Airbnb reservation?
